Builders who design, and designers who build
IC Developments designs and builds across the Greater Toronto Area — custom homes, whole-home renovations, additions, and commercial spaces. Every project runs on one contract with one team answerable for the result.
Most firms handle one side of the work and hand the other off. We do both, which means the person who drew the detail is answerable for how it gets built. It is a harder way to run a company and a considerably better way to finish a house.

Honesty & Transparency
The number we quote is the number you pay.
There is a common practice in this industry: quote low to win the work, then raise the budget once the walls are open. By the time the owner realises, they are fifty per cent over and too far in to leave. Some of those projects end in legal disputes before the framing is finished.
We price the job properly at the start, even when a lower number would win it more easily. Our quotes are itemized and realistic, changes are approved in writing before they are built, and our projects finish within the budget we set. In our history, we have never had a client dispute reach a lawsuit.

The warranty
Seven years of coverage, written into law
Because we build as a Tarion-registered builder, every new home we deliver carries Ontario’s statutory warranty. Our responsibility does not end at handover — it is backed for years afterward, by legislation rather than by a promise.
How we work
One team from demolition through to handover
Design, permits, construction, and finishing sit with us. That removes the gaps where projects usually lose time — drawings reinterpreted, trades inheriting someone else’s assumptions, decisions made twice — and it is why our schedules hold.
Clients stay involved throughout: selections made together, regular site walk-throughs, and any change to scope priced and approved before it is built.

We contracted IC Developments to add a one-bedroom unit to our house. The project was completed on time, within budget, and with excellent workmanship. The addition was designed for my parents-in-law, and Daniel and Russell incorporated all of our accessibility requirements into the design and construction.
